A Landlord must consider issues such as emergency call outs, lost keys, maintenance issues, faulty appliances etc. Additionally, the service of appropriate notices is crucially important in order to regain possession of the property at the appropriate time. If you live overseas, you must by Law provide a UK address at which notices can be served. A tenant deposit is usuallyone months equivilent rent required for two reasons. First of all, the tenant’s deposit secures the property for you and makes sure it won’t be let to other tenants. Secondly, the tenant’s security deposit guarantees to the landlord that when you move out the rented property will be left in good condition.

We produce an inventory in the majority of the rented properties we let to make absolutely sure that when tenancies come to an end there is no disagreement or the process is fair.

The Housing Act 2004 makes provision for both the protection and return of a tenant’s deposit and the resolution of disputes over the return. We at Ashtons have chosen to join The Deposit Protection Scheme and every tenancy where we hold the deposit, will have the deposit protected by the scheme.
For many landlords, their property is the most valuable single thing they own. It’s a big decision to become a landlord and when letting a property that was once a home, its condition will have to be maintained.

The simple answer to ‘do landlords allow renting with pets’ is yes. However, despite how careful a tenant is, a rented property with pets living in it is more vulnerable to damage. Many landlords try to avoid this risk. Check with the letting agen before viewing a property to see if the landlord will accept your pet.
From 1st October 2008, if you are renting out a property you will need to provide a Energy Performance Certificate (EPC ) to any prospective tenant. However, there is no need to obtain a certificate for existing tenants prior to this date.

The certificate is valid for 10 years but can be renewed earlier if the landlord wishes to reflect any improvements made. If a valid certificate exists when changing tenants no new certificate is required.
